Key Takeaway: The $500,001–$750,000 Range Is a Major Activity Zone
Across many local school districts, the strongest buyer activity is happening in the $500,001–$750,000 price range.
This segment showed strong pending activity in Avon Grove, Downingtown, Kennett, West Chester, and Unionville-Chadds Ford. For buyers, that means competition can be higher in this range. For sellers, it may represent one of the strongest pricing windows if the home is positioned correctly.
West Chester Shows the Highest Overall Sales Volume
West Chester School District had the highest number of settled homes over the past six months, with especially strong activity in:
$500,001–$750,000: 150 settled homes
$300,001–$500,000: 107 settled homes
$750,001–$1,000,000: 61 settled homes
This shows that West Chester continues to attract buyers across multiple price points, especially in the mid-market and upper-mid-market ranges.
Coatesville Offers Strong Activity at More Affordable Price Points
Coatesville School District showed significant volume under $500,000, including:
$0–$300,000: 77 settled homes
$300,001–$500,000: 148 settled homes
For buyers looking for more affordability, Coatesville may offer more opportunities compared to higher-priced districts. For sellers, this data shows there is still strong demand when homes are priced appropriately.
